Description

The Construction Project Coordinator will assist the Project Managers with the oversight of numerous ongoing real estate development projects. Projects will include new construction, tenant improvement in leased spaced, interior renovations, exterior refurbishments, and building maintenance projects. The Project Engineer will be one of the primary points of contact between the Bank and the construction team, assisting with the oversight of all aspects of a construction project to ensure it is completed on time, within budget, and according to the owner's specifications, by monitoring progress, managing risks, resolving issues, and advocating for the owner's interests throughout the design and construction phases.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Review and Maintain Project Documentation: Construction documents, schedule, budgets, contracts, RFI's change orders, invoicing, etc.

Site Visits and Quality Control: Conduct regular site inspections to verify quality of workmanship, compliance with building codes, and that work is being done in line with the overall project schedule.

Cost Estimating and Control: Assist with project cost estimating and development of project budget. Monitor project costs, analyze cost variances and change orders, and identify opportunities for cost savings.

Coordination with Internal Bank Departments: Partners with Project Managers, Facilities Staff, Retail Personal Banking, and other personnel such as Banking Center Managers, Corporate Technology, Security and other internal departments throughout construction or project phases to ensure timely and high quality end-product with as little disruption to regular operations as possible.

Contract Administration: Assist with administration of outside contracts for architectural, engineering, furnishings, and construction services.

Post-Construction Duties: Manages post-construction duties including timely punch list completion and facilities/banking operations issue resolution. Ensures complete Project Close-Out package including As-Built Plans, equipment manuals, GC/Subcontractor/Vendor contact list, vendor warranties, etc. are provided to appropriate facilities personnel. Manages One Year Warranty inspection and punch list completion with facilities personnel, contractor, and banking operations.

Existing Facilities Improvements & Initiatives: Work closely with other internal groups to develop and implement continued improvement initiatives for banking center & corporate office spaces. Sources outside vendors to provide estimates, plans the implementation and execution of projects. Involved in space planning, FF&E specifications, order placements, installations, and payment processing. Works closely with the Facilities team in suggesting and reviewing specifications. Provides guidance to ensure aesthetic quality and integrity of all built spaces are maintained with facilities/maintenance projects.

The ideal candidate will have the following qualities:



  • Strong project management skills and attention to detail with the ability to follow up and provide status updates clearly, concisely, and expediently.
  • Awareness of progression of construction project schedules, goals, and milestones in order to properly plan and track to completion.
  • Analytical and problem-solving abilities to identify and resolve technical issues
  • Attention to detail and ability to work under pressure to meet deadlines
  • Management of storing and organizing project information and files.
  • Team player with good oral, written, and graphic communication skills.



EDUCATION AND EXPERIENCE REQUIREMENTS:



  • Bachelor degree in Construction, Business, or related field and up to 1 year of commercial building experience to include commercial project internships.
  • Experience in commercial (banking / retail / restaurant) construction development is required.
  • Computer/Software proficiency with a smartphone and MS Outlook, E-Mail, Excel, Word, Project, and CAD.
  • Basic accounting skills utilizing MS Excel to track project costs vs. budget



ADDITIONAL REQUIREMENTS:



  • Must be flexible to work extended hours (weekends and evenings).
  • Must have a high degree of creativity, organization and follow through.
  • Available for travel out of state for projects as needed.
  • Physically capable of operating vehicles safely, possess a valid driver's license, and have an acceptable driving record.
  • Physical requirements include stooping, standing, walking, climbing stair/ladders and ability to lift/carry heavy loads of 25 lbs. or more for distribution to properties
  • Performs other related duties as assigned.



Preferred Skills:



  • Experience in commercial site entitlement / permitting is an added value.
  • Experience with construction contracts and contract administration is beneficial
  • Additional graphic software experience such as Adobe and Sketch-Up preferred.
