Lead the Way in Premier Corporate Real Estate

Take the helm of two Class A office towers in Uptown Charlotte, orchestrating operations for over 1 million square feet of premium space for a prestigious financial client.

As Senior Facilities Manager, you'll create exceptional workplace experiences while leading a team of three facilities professionals who look to you for guidance and vision. This role is about elevating standards, transforming spaces, and making strategic decisions that impact thousands of professionals daily.

Check out some of your day:

  • Team Leadership & Development: Manage performance of assigned staff, develop career plans, implement succession planning, and participate in compensation planning for direct reports.
  • Client Relationship Management: Maintain interface with third-party owners/landlords, ensuring contract compliance, accurate reporting, and resolving critical tenant relations issues.
  • Regulatory Compliance: Ensure adherence to all local, state, and federal regulations about facility operations while implementing portfolio-wide initiatives.
  • Operational Management: Manage, coordinate, and exercise functional responsibility for all Facility Management services within assigned facilities and geography.
  • Financial Planning: Prepare, submit, and manage facility budgets aligned with client goals, track variances, and oversee development of capital and expense budgets.
  • Revenue Management: Support prompt collection of management fees and reimbursements from third-party tenants occupying space within the client's owned premises.
  • Process Implementation: Provide facility services according to standard processes, including application of policies, programs, and coordination of information.
  • Cost Optimization: Develop and implement innovative programs and procedures that reduce operating costs and increase productivity in collaboration with the client.
  • Financial Reporting: Develop monthly/quarterly variance reporting on all operating budgets for each property on a timely basis.
  • Strategic Planning: Assist with the development and implementation of annual management plans for buildings within the assigned area.
  • Stakeholder Communication: Interface closely with client representatives on budget development, operational matters, and strategic initiatives.
  • Additional Responsibilities: Execute other duties and tasks as assigned by management.

Who we are looking for:

Required

  • 8+ years of experience managing operations for Class-A office properties
  • Proven record of success managing large portfolio (500k sq. ft.) and/or multiple sites.
  • Experience managing and mentoring teams to meet and exceed client and account objectives.
  • Strong organizational and management skills to balance competing priorities.
  • Business acumen, including financial management and planning, must be able to manage within budget constraints.
  • Skilled at analyzing data/problems and developing effective response actions.
  • Superior interpersonal skills, including client relationship development and teamwork mindset.
  • Computer proficiency with MS Office and Computerized Maintenance Management System (CMMS).

Preferred

  • Financial industry experience within facilities management
  • CFM, FMA, CPM, RPA, or CSM designation
  • Bachelor's Degree or equivalent work experience in Facilities Management with management/financial expertise.

Schedule: Monday-Friday day shift with on-call 24/7 for emergency response.

Pay $110,000+ depending on experience, with a 20% targeted bonus of the annual salary.
