Job Description

Pay: $65,000 - $70,000

Work Schedule: Full-Time; M-F - some weekends and evenings

Full-Time position is eligible for Medical, Dental, Vision, Short Term Disability, Life/Accidental Death and Dismemberment, Flexible Spending Accounts, Long Term Disability, and several voluntary supplemental benefit offerings. JOB SUMMARY:

The Manager II, Janitorial will plan for and carry out all actions necessary to maintain Goodwill property and equipment in efficient, safe, and clean condition and to direct the efforts of personnel assigned for this purpose in order to support the mission of the organization. The Janitorial Manager will receive guidance from the Facilities Director on all aspects of custodial operations, including but not limited to: general policies and procedures, production level goals, personnel policies, budget requirements, and customer service needs. As the Custodial Supervisor you will translate all Goodwill policies and procedures into specific tasks and rules for department personnel and operate through the Custodial management team to ensure their accomplishment. The Janitorial Manager will provide specific guidance to department personnel for the safe, effective and efficient operation of all departmental functions.

ESSENTIAL FUNCTIONS:

General:



  • Work closely with the Facilities Director to ensure proper priorities are established and that all other activities of Goodwill are coordinated with on cleaning matters. Leads others in accomplishing Custodial activities.

    • Assigns work duties to numerous staff at multi-unit locations.
    • Plans and assist the Facilities Director and Retail team with new store openings.
    • Trains, co-manages, and performs quality assurance for janitorial staff assigned to various Retail and Operations (Ops) locations.
    • Plans daily and weekly requirements and assigns work to the most appropriate person.
    • Set work priorities and follow through.
    • Assist in determining the need for and selection of new and used equipment in operations center and stores.
    • Estimate the cost of all labor and material needed for Custodial projects. Estimates must be of great accuracy so that management may make the correct decision between in-house and contract options.


  • Hire and supervise, state-wide staff assigned to numerous locations.

    • Conducts personnel interviews.
    • Conducts employee evaluations and presents them to employees prior to due date.
    • Provides Hazardous Material training to all department personnel.
    • Schedules staffing to accommodate special and seasonal requirements.
    • Manage the activities of all assigned maintenance and custodial personnel.
    • Make assignments; provide tools and material to ensure maximum productive effort.


  • Order, safeguard, and issue all custodial supplies and material.
  • Periodically evaluates products for effectiveness and cost benefits.
  • Periodically evaluates equipment needs and specifications.
  • Follow through on Custodial requests by submitting staff member and provide reports to the Facilities Director at Operations meeting weekly.
  • Other duties as assigned.


Relationship Management:



  • Provide leadership, training, and support to all subordinates in all areas. Ensure continuity of operations at all levels. Ensure open communication.
  • Cross-departmental collaboration with various departments to share expertise, foster innovative solutions, and achieve organizational goals most effectively.


Planning and Budgeting:



  • Prepares annual budget and maintains expenses within the budget.


QUALIFICATIONS:

Education:



  • A High School diploma or equivalent is required.


Experience:



  • A minimum of 10 years of managerial experience and managing staff across the entire state of Colorado; to include multiple locations.


Other:



  • Ability to read, write, and communicate effectively in English.
  • Ability to read, understand, and apply city, county, and State building and safety codes.
  • Able to operate and train staff in the proper operation of Custodial equipment, to include buffers, floor scrubbers, and all equipment in a safe manner.
  • Preventative maintenance and record/log keeping abilities.
  • Prolonged standing, repetitive motion to include pushing, pulling, and overhead work, moderate lifting (up to 50 pounds), and occasional heavy lifting (up to 75 pounds.)
  • The incumbent will be required and must have the ability to drive for company business*.


*Per auto vehicle insurance carrier requirements: For applicants/employees to qualify for inclusion on the Goodwill driver insurance schedule, for purpose of driving Goodwill fleet vehicles, or for purpose of receiving company mileage reimbursement they must be at least:



  • 19 years of age (not engaged in passenger transportation),
  • 25 - 70 years of age for all passenger transportation services,
  • 21 years of age for CDL.


Applicants/employee will be required to undergo a Motor Vehicle Record (MVR) check and background check; applicants/employees must disclose all moving traffic violations or vehicle crashes (within the last five (5) years)(Note: not all violations are a disqualification for employment and each case will be reviewed by the insurance carrier); must have valid Colorado State driver license; must also be able to operate company vehicle, and adhere to all Federal, State, and local laws governing vehicle operation.

Applicants/employees using their personal vehicle for company business (receiving company mileage reimbursement), must have valid vehicle insurance, valid driver license, and vehicle must be in roadworthy condition.
