LEAD MAINTENANCE TECH

We are currently seeking a compassionate and hardworking LEAD MAINTENANCE TECHNICIAN to be part of our Plant Operations Team. The Lead Maintenance Technician performs a variety of tasks, including painting, carpentry, plumbing, electrical, HVAC, test and inspections of physical plant equipment, preventive maintenance and various janitorial duties, provides planning and supervision for preventive maintenance activities and labor to accomplish those tasks including but not limited to Life Safety, Environment of Care for patient areas and associated inspections and record keeping for those tasks.

QUALIFICATIONS

Education: High School graduate or equivalent. Two years of technical or trade school preferred.

Experience: Must have at least 5years experience in the area of building maintenance and basic mechanical engineering, preferably in a health care facility. Must have at least 3years experience on supervising maintenance staff and department activities. Must have experience in operating a variety of hand/power tools and equipment ensuring proper safety precautions.

Additional Requirements: Must have some knowledge of physical plant operations and Joint Commission/CMS requirements for record keeping. May be required to work overtime and flexible hours.

PRIMARY RESPONSIBILITIES

1. Perform routine maintenance tasks of patients' rooms, offices and public areas and perform tests and inspections as assigned by supervisor. (Clean/change air filters/dispose infectious/contaminated waste/ operate and maintain grounds neat and attractive appearance/maintain all light fixtures/perform preventive maintenance etc.)
2. Oversee day to day tasks of maintenance team and provides work direction as needed.
3. Provides training to newly hired maintenance staff.
4. Keep Maintenance supplies and equipment safely stored when not in use and away from patient access when in use.
5. Assist Housekeeping Supervisor and Manager as needed.
6. Report any situations that may affect the health and well being of patients or employees.
7. Assist in assuring a safe and risk preventive environment.
8. Comply with established measures for infection control, OSHA regulations and Safety/Risk Management plans, policies and procedures.
9. Use time constructively and in an organized manner to accomplish assigned responsibilities.
10. Address patients, visitors, and co-workers in a pleasant and respectful manner.
11. Assist in any emergencies that may arise.
12. Adhere to facility, department, corporate, personnel and standard policies and procedures..
13. Attend all mandatory facility in-services and staff development activities as scheduled.
14. Adhere to facility standards concerning conduct, dress, attendance and punctuality.
15. Support facility-wide quality/performance improvement goals and objectives.
16. Maintain confidentiality of facility employees and patient information.

KNOWLEDGE, SKILLS, AND ABILITIES

1. Knowledge of basic maintenance duties.
2. Knowledge of all code procedures.
3. Knowledge of risk and safety precautions, Joint Commission/CMS requirements for Life Safety, Environment of Care and Utilities integrity.

7. Ability to safely operate power tools needed for duties

12. Ability to react calmly and effectively in emergency situations.

5. Lifting and carrying up to 50 pounds may be required without assistance.

7. Ability to read, write and follow simple instructions.
8. Ability to use hands in the performance of the use of maintenance equipment and tools.
9. Ability to handle a variety of repetitive tasks.
10. Ability to respond to exposure to blood and bodily fluids.

Additional Requirements:

A strong knowledge of The Joint Commission, OSHA regulations, and patient rights standards and all other applicable federal and state laws and regulations governing mental health care facilities.
