About the Opportunity

NRI Staffing has been retained to identify an experienced Residential Property Manager on behalf of our client, a prestigious 114-unit luxury condominium community in Washington, DC. This is a highly visible, on-site leadership role responsible for overseeing daily operations, financial performance, and resident relations while serving as the primary liaison to the Board of Directors.

The ideal candidate brings strong condominium management experience, financial acumen, and a polished, service-oriented approach suited to a high-end residential environment.

Position Summary

The Residential Property Manager is responsible for the overall management, administration, and operation of the condominium. This role ensures the property is maintained to luxury standards, operations run efficiently, residents receive exceptional service, and all regulatory and governance requirements are met.

Key Responsibilities

Property Operations & Maintenance

  • Oversee day-to-day operations of the condominium, maintaining luxury-level standards
  • Manage preventive maintenance programs and coordinate repairs for common areas and building systems (HVAC, elevators, life safety systems, etc.)
  • Conduct regular property inspections and ensure timely issue resolution
  • Manage vendor contracts, service agreements, and performance expectations
  • Ensure compliance with local, state, and federal regulations, including DC housing and safety codes

Financial Management

  • Prepare and manage the annual operating budget in partnership with the Board of Directors
  • Monitor expenses, approve invoices, and ensure adherence to budget guidelines
  • Support reserve planning and capital improvement initiatives
  • Prepare monthly financial reports, variance analyses, and board-ready documentation
  • Assist with collections, assessments, and coordination with accounting partners

Board & Governance Support

  • Serve as the primary point of contact for the Board of Directors
  • Attend Board and annual meetings; prepare agendas, reports, and meeting materials
  • Implement Board policies, resolutions, and governing documents
  • Advise the Board on best practices, operational improvements, and risk management

Resident Relations & Customer Service

  • Deliver high-touch, professional service to residents and unit owners
  • Respond promptly and diplomatically to resident inquiries and concerns
  • Enforce community rules and regulations consistently
  • Oversee move-ins, move-outs, orientations, and resident communications

Staff & Vendor Management

  • Supervise on-site staff (concierge, maintenance, porters, etc.), as applicable
  • Recruit, train, schedule, and evaluate staff performance
  • Coordinate emergency response procedures and after-hours coverage
  • Maintain strong relationships with contractors and service providers
