Pay Rate/Range: The budgeted salary range that the University reasonably expects to pay for this position is $120,000 to $137,000/year. Salary offers are determined based on final candidate qualifications and experience; the budget for the position; and the application of fair, equitable, and consistent pay practices at the University. The full salary range for this position is $88,000 to $161,600/year.

Under the general direction of the Associate Director of Building Maintenance,, the Superintendent of the Plumbing Services for UCSB is responsible for management of plumbing work in 168 buildings (4.1 million square footage). Provides a broad range of technical expertise with supervision of Plumbers. Duties include, but are not limited to, plumbing estimating, small project management, establishing work priorities ,adjusting work procedures and schedules daily, inspections, site inventory management, monitoring staff work loads and work tickets, purchasing supplies, and communications with partners/clients. Required Qualifications:
Preferred Qualifications: 4-6 years Supervisory experience in skilled trades. Special Conditions of Employment:
- Required to hold a valid driver's license, have a driving record that is in accordance with local policies and procedures, and/or enroll in the California Employer Pull Notice Program.
- Satisfactory criminal history background check
- Master key access to University-owned residence and/or other facilities
- Direct responsibility for the care, safety and security of humans or animals; or the safety and security of personal or University property
- Responsibility for operating commercial vehicles, machinery or toxic systems that could cause accidental death, injury or health problems

Job Functions and Percentages of Time:
- 55%- Plumbing Services Management - Works closely with the Service Center regarding work requests, emergency maintenance, scheduled work, notifications, vendor work, and other operational functions. Plans and works with each mechanic to lay out daily work tickets. Ensure that all work tickets are completed in a timely manner with tools and materials readily available and advises Area manager promptly of any problems that cannot be resolved. Provides weekly updates regarding work tickets to Customer Service, Managers, Clients, and Partners. Reviews plans and specifications for new buildings and renovations projects. Anticipates projects for break periods. Plans and schedules repairs, upgrades, and maintenance to be accomplished during break periods. Visits work sites before jobs begin to check for any special equipment required for performing the necessary work. Observes and inspects work in progress as well as work completed by mechanics vendors and/or contractors for conformance to UC Standards and specifications, for proper use of materials and equipment, and schedules are met. Holds assigned trades responsible for satisfactory performance of assignments. Manages a number of maintenance projects for repair and renewal of building systems. Assures proper record keeping including use of computerized work ticket system (TMA), inventory procedures, labor and materials records, estimating, etc. Assures that work conditions are safe and conducive to efficient operations.
- 40% -Supervision and Personnel Management - Provides leadership, direction, and coordination for skilled craft, plumbing craft staff, craft zone leads, craft leads to meet the maintenance needs for all zones. Organizes and supervises services, repairs and/or renewal activities for preventative maintenance, emergency repair, and recharge work for various building systems and utilities associated with electrical equipment and controls. Supervises plumbers, senior building maintenance workers, craft zone leads, and craft leads. Possesses authority to hire and terminate limited employees. Interviews and recommendations for hiring career employees. Responsible for annual evaluations and discipline processes, timecard review and authorizations. Approves overtime. Responsible for staff development and training. Develops and implement training programs for staff. Monitors staff performance in providing a high level of service along with progress made toward identified training and development goals. Works with staff to continuously improve work performance and obtain cost effective training. Monitors and prioritizes work requests submitted. Works closely with the Service Center staff in monitoring and addressing daily routing work requests, emergency maintenance scheduled work, notification, vendor work and other operational functions. Meets directly with work requesters to review the requested work, provide estimates and problem solve issues and to coordinate repairs.
- 5%- Other Duties - Participates as an essential member of a response team for campus. After hours emergency responder. Develops, promotes and adheres to safety and work rules, standards or techniques as an integral part of business.
