Overview

Bancroft is hiring for a Sr. Director, Strategic Projects and Execution.

This position is primarily responsible for advancing the strategic initiatives of Bancroft as it relates specifically to all aspects of multiple, concurrent capital projects of all sizes, from individual group homes, to larger capital projects. Projects may be of varying complexity, covering all aspects of smaller projects from inception through occupancy, and leading larger projects in coordination with other stakeholders. This position negotiates and resolves issues with service line leadership, consultants, project team members and other support team members. Additionally, this position will oversee management of all Bancroft facilities, and will serve as primary point of contact to any external facilities support.



Responsibilities

    Serves as primary internal point of contact for all Bancroft facilities
  • Primarily responsible for sourcing of new/replacement facilities, both residential and commercial
    • Liaises, as needed, with external real estate partners to identify, visit and procure real estate acquisitions/replacements.
    • Partners with program to ensure that proposed locations meet operational needs
  • Responsible for oversight of planning, design, construction and occupancy phases of multiple concurrent small and medium-sized projects or a component of a major, highly complex project to meet Bancroft project goals and objectives
  • Responsible for overseeing the design phase of all projects, monitoring and coordinating activities of architectural and engineering consultants
    • Reviews proposals and coordinates with Procurement team on RFPs, including proposal of vendors, review of responses, answering questions, and final vendor selection
    • Manages outside vendors to ensure that RFP requirements are fulfilled and project design objectives are met.
    • Reviews vendor plans and specifications for adequate documentation, clarity and construct-ability to prevent future cost events/change orders and to confirm alignment with Bancroft standards of design/construction and code compliance
    • Facilitates in providing information to outside vendors and the project team regarding Bancroft project design and construction standards, existing conditions and any as-built information
    • Coordinates with program leaders to ensure that all projects meet program requirements, balancing program needs against overall project objectives
  • Develops cost estimates/budgets and tracks project costs for projects, including construction, design, FF&E, technology infrastructure and all other miscellaneous costs
    • Reviews third-party applications for payment for appropriate supporting documentation
  • Reviews requests for changes, modifications and additions to projects. Assesses requests against project budget/expenditures and takes appropriate action on time-critical requests while also making recommendations regarding approval or denial of such change requests
    • Ensures that projects are completed at or under budget, on time or ahead of schedule, and meeting or exceeding established standards of quality
    • Provides for effective and timely project communications between all parties on a regular basis
    • Provides effective integration of diverse and conflicting views for the successful development, coordination and delivery of projects
  • Serves as primary Bancroft point of contact in managing the construction phase of projects, monitoring and coordinating the activities of Construction Managers, Owners Reps, General Contractors, and Sub-contractors
  • Represents Bancroft to outside parties
  • Maintains official database of all Bancroft properties, residential and commercial, whether owned or leased
    • Coordinates with and supports, as needed, Accounting team on annual property tax exemption forms
    • Oversees completion of and compliance with state and local ordinances regarding property registrations, attestations, certifications, etc.


Qualifications

Bachelor's degree in engineering, business or other related field. Minimum of 3-5 years of related experience. Project Management Certification preferred.

Must be a strong collaborator who can effectively listen to understand and build consensus across multiple organizational levels to achieve optimal results and buy-in. Strong communication, customer service, team building and conflict resolution skills are essential. Must be a decisive leader with a high degree of integrity, accountability and performance orientation. Able to effectively prioritize and manage multiple changing priorities and responsibilities. Excellent technical, communication and systems skills, and a process-based orientation to continuous improvement is essential. Valid driver's license required in incumbent's legal name and current address with no provisional restrictions.

Position Requirements:

Oversees Bancroft's project needs, primarily related to real estate and construction, supporting and advancing strategic initiatives. Supports other teams, both internal and external, with skills in process excellence, project management, facilitation, problem-solving, accelerating transformation and value creation to drive toward desired outcomes. Raises capacity, pacing, resourcing or other issues to leadership as appropriate. Ensures effective stakeholder engagement and communications. Adheres to timelines and informs leadership of any related concerns or issues. Demonstrates strong customer service skills, including communication with team members, vendors and all levels of Bancroft staff. Also demonstrates ability to work collaboratively in cross-functional teams.

Extensive experience developing and implementing capital improvement budgets and financial management of capital projects, including land and property acquisition and development, site expansion, etc. Technically adept and with current knowledge of all aspects of facility planning, design, construction management and operations of all relevant facility types, both residential and commercial. Must have excellent working knowledge and ensure compliance with all codes and safety requirements as well as requirements of all authorities having jurisdiction over the design, construction and operation of facilities, including but not limited to: Local, County, State (NJ and DE), Department of Health, Department of Children and Families, Division of Developmental Disabilities, Division of Vocational and Rehabilitative Services and OSHA.

Salary range for this position is $150,000-$165,000 based on experience.
