The Property Tax Project Lead oversees the multi-state property tax function for over 4,500 locations across the U.S. and Canada. This role is responsible for ensuring the accuracy of complex tax filings, maintaining data integrity within Oracle and third-party systems, and managing high-volume cash forecasting and account reconciliations. The ideal candidate combines technical tax expertise with strong financial analysis skills to mitigate tax liability and maintain strict regulatory compliance. This position will frequently collaborate with real estate accounting, Corporate real estate, Corporate Legal and Controllership.

This position is not hybrid/remote and will be located at our Global Headquarters in Cleveland, OH.

Because this role involves access to confidential financial information, the Company has determined that a review of criminal history is necessary to protect the business and its operations and reputation and to provide similar protections for its clients and potential investments.

CORE RESPONSIBILITIES AND TASKS

1. Personal Property Tax Compliance

  • Manage the review and timely filing of personal property tax returns for 4,500+ locations throughout the U.S..
  • Direct the extraction and export of fixed asset data from Oracle into third-party tax software for preparation and review.
  • Analyze fixed asset categories to ensure accurate classification according to varying State requirements.
  • Review and analyze assessment notices to verify proper valuation of reported assets.

2. General Ledger & Cash Management

  • Perform monthly reconciliations for dedicated Wells Fargo and Citibank accounts used for Tax and ADP payroll tax transfers.
  • Verify that all electronic funds transfers are accurately posted to the general ledger
  • Perform account reconciliations for all Property Tax GL accounts

3. Financial Planning & Forecasting

  • Prepare and submit monthly Cash Forecasts for Indirect and Income taxes to the Corporate Treasury Department.
  • Provide "actual vs. budget" variance analysis on tax payments to senior leadership.
  • Oversee tax accrual processes to ensure liabilities are accurately reflected in quarterly and annual financial statements.
  • Prepare/set the Property Tax budget for NOAM HQ, Lab, Plant and Distribution center sites

4. Fixed Asset & Data Integrity

  • Maintain the integrity of the tax fixed asset database, ensuring all acquisitions, disposals, and transfers are captured correctly.
  • Troubleshoot data mapping and software interface issues between ERP systems and tax compliance modules.

5. Audit Defense & Regulatory Research

  • Serve as the primary point of contact for state and local jurisdictions regarding property tax audits.
  • Research and monitor legislative changes across multi-state jurisdictions to identify tax-saving opportunities and maintain compliance.

POSITION REQUIREMENTS

Required:

  • Bachelors Degree in Accounting, Finance, or Business.
  • 5+ years of experience in property tax compliance, preferably in a large corporate environment.
  • Must be at least eighteen (18) years of age
  • Must be legally authorized to work in the United States without sponsorship now or in the future for employment visa status
  • Ability to manage, lead and inspire a team successfully

  • Must keep current on all Federal, State and Local tax law changes
  • Advanced Excel skills

Preferred:

  • Master's in Taxation (MT)
  • Certified Public Accountant
  • Experience with Oracle and professional property tax software
