Full Title: Project Manager, Facilities & Real Estate Location: Santa Monica, CA Department: Facilities Management / Real Estate Position Overview We are seeking an experienced and highly organized Project Manager, Facilities & Real Estate to support facilities and real estate projects across recording studios, creative spaces, and corporate offices for a leading music entertainment company. This role is responsible for managing renovations, build-outs, relocations, and capital projects while ensuring that both creative studio environments and corporate workplace standards are delivered on time, on budget, and in alignment with business needs. The ideal candidate has a strong background in facilities or real estate project management, understands the unique requirements of studio environments (acoustics, sound isolation, specialized MEP systems), and can effectively partner with creative, technical, and corporate stakeholders. Key Responsibilities
- Manage facilities and real estate-related projects from planning through completion, including studio build-outs, control room upgrades, office renovations, tenant improvements, and space relocations
- Develop and maintain detailed project plans, schedules, scopes of work, and budgets
- Coordinate with internal stakeholders including music operations, studio management, IT, security, finance, legal, HR, and workplace services
- Serve as the primary point of contact with landlords, architects, consultants, engineers, contractors, and vendors
- Oversee project execution, track milestones, manage change orders, and mitigate risks
- Support lease-related projects, including space planning, test fits, tenant improvement coordination, and move management
- Ensure compliance with local building codes, ADA requirements, life safety standards, and company policies
- Coordinate specialized requirements for studios, including acoustic treatments, soundproofing, HVAC isolation, power requirements, and equipment infrastructure
- Review contracts, manage vendor performance, and approve invoices in accordance with budget and procurement policies
- Prepare and deliver regular project status updates, budget reports, and post-project documentation to leadership
- Support long-term facilities planning and real estate strategy for both studio and corporate office portfolios
Qualifications
- Bachelor's degree in Construction Management, Real Estate, Facilities Management, Business Administration, or a related field (or equivalent experience)
- 3-7 years of project management experience in facilities, real estate, construction, or workplace environments
- Demonstrated experience supporting recording studios, production facilities, or other technically specialized spaces, in addition to corporate offices
- Strong understanding of project budgeting, scheduling, and vendor management
- Proven ability to manage multiple projects simultaneously in a fast-paced environment
- Excellent communication, organization, and stakeholder management skills
- Proficiency in project management tools(MS Project) and Microsoft Office or Google Workspace
Preferred Skills & Experience
- Experience within the music, entertainment, or media industries
- Familiarity with Los Angeles permitting, inspections, and construction regulations
- Knowledge of building systems including HVAC, electrical, plumbing, and life safety
- Experience managing tenant improvement allowances (TIAs) and landlord coordination
- PMP, FMP, or CFM certification a plus
Work Environment & Physical Requirements
- Combination of office-based work and regular site visits to recording studios and corporate offices
- Occasional evening or weekend work to accommodate studio schedules or critical facility needs
- Local travel within the Los Angeles area required
