Salary/Hourly Rate:$29.30

This position reports to the Project Manager and is a working supervisor position that performs hands-on facility maintenance work in addition to supervising 1 direct report. The primary responsibility of this position is operational maintenance working alongside the direct report in addition to coordinating, scheduling, and implementing facility maintenance related tasks at the Denver TOC facility located at 26805 E 68th Ave, Denver, CO 80249. These tasks include but are not limited to painting, minor electrical, plumbing, drywall, HVAC, furniture moves, repairs, and select preventative maintenance tasks related to air filtration, fire safety systems, entryways, etc. etc.

Primary Duties

  • Minor electrical, plumbing, tile instillation/removal, carpet instillation/removal, drywall patching, painting, furniture assembly, furniture moving, doors, security systems, fire systems and HVAC maintenance.
  • Maintain maintenance logs and report to Project manager with maintenance findings. Report all elevator, security, fire alarm system malfunctions to Project Manager/COR with each occurrence. Maintain and track service call logs for daily service requirements/requests. Maintain company and customer inventory related to facility maintenance requirements. This includes but is not limited to tools, materials, and equipment.
  • Ensure all mechanical, electrical, plumbing, sanitary drains, storm drains, and utility systems are operated in accordance with current energy conservation requirements.
  • Manage direct report staff and coordinate schedule for 12-hour period of coverage related to facility maintenance needs with a direct report facility maintenance worker.
  • Respond to Emergency service requests related to facility maintenance needs in accordance with work related to repairs, maintenance, and special requests.
  • Complete Preventative Maintenance inspections on a routine basis with tracked Data and responses.
  • Manage facility repairs including but not limited to water leaks, roof leaks, inoperative hose bibs/faucets, drain stoppages, inoperative electrical outlets, light switches, lights and other items as deemed necessary by the COR.

Additional Responsibilities

  • Coordinate scheduling on daily/weekly/monthly basis with Project Manager.
  • Maintain records of subcontracted work.
  • Maintain open communication with Project manager/contract point of contact related to scheduling of disruptive work.
  • Work Order request management and tracking.
  • Perform other responsibilities as assigned.

Qualifications: Education, Experience, and Certification(s)

  • High School Diploma or General Educational Development (GED) Required
  • IFMA-Certification preferred
  • 3 years of Facility Maintenance experience preferred
  • HVAC Experience preferred
  • Electrical experience preferred
  • Plumbing Experience preferred
  • Drywall experience preferred
  • Carpet replacement experience preferred

Knowledge, Skills, and Abilities

  • Understanding of Fire Safety systems
  • Understanding of facility security systems
  • Ability to bend, stoop, kneel, lift to 75 lbs.
  • Familiarity with power tools/hand tools.
  • Microsoft software experience
  • Verbal and Written communication skills.
